Are you or your spouse a veteran and looking to finance your next home purchase?
If so, a VA loan may be one of the best benefits available to you — and it’s worth understanding what it can offer.
A few things people don’t always realize about VA loans:
- $0 down financing available for eligible VA buyers
- No monthly private mortgage insurance (PMI)
- VA loans can offer very competitive financing terms
- Sellers may be able to help with certain closing costs
VA financing can be a powerful tool for qualified buyers, especially when the offer is structured well and backed by a strong lender.
New for 2026: Veterans, service members, and eligible surviving spouses who purchase a home with a VA loan may now be able to deduct the VA funding fee on their federal taxes. The funding fee can range from about 0.5% to 3.3% of the loan amount, so for some buyers this could mean a sizable additional tax deduction. As always, check with a tax professional about your individual situation.
Like any financing, the details matter. The house, appraisal, lender, offer structure, and your individual situation are all important factors to consider. If you or your spouse are a veteran or active-duty service member in the Kansas City area and you’ve wondered whether buying with a VA loan makes sense, I’m happy to talk through the process with you.
